Sattva Group, formerly Salarpuria Sattva Group, is the Bengaluru developer behind Sattva Singanayakanahalli. Founded in 1993, it has delivered about 78 million sq ft of homes, offices and campuses, has about 71 million sq ft more under development, and carries a CRISIL AA/Stable and an ICRA AA (Stable) rating. Sattva began in Bengaluru in 1993 and for most of its history traded as Salarpuria Sattva Group, a name many Bengaluru buyers still use for its older projects such as Salarpuria Sattva Divinity, Greenage and Serenity. The group now trades as Sattva Group. Over three decades it has grown from a Bengaluru residential builder into one of the city's larger commercial landlords, with homes, office campuses and a set of related businesses in several Indian cities.

Two independent credit ratings are the clearest public measure of a private developer's financial standing, and Sattva holds strong ones on its flagship company, Sattva Developers Private Limited:

• CRISIL AA/Stable, upgraded from AA-/Positive, in October 2025.
• ICRA AA (Stable), upgraded from A+, in July 2025.

An AA rating indicates a high degree of safety in meeting financial obligations. For a buyer paying instalments over a five-year construction period, the developer's ability to fund the building without depending on every buyer's payment arriving on time is the main protection beyond RERA itself.

Sattva's residential sales were about ₹2,000 crore in FY25, on about 3.3 million sq ft. The group also receives regular distributions from its stake in Knowledge Realty Trust, which gives it an income stream separate from home sales.

Knowledge Realty Trust is the office REIT that Sattva Group sponsors with Blackstone. It listed on the NSE and BSE on 18 August 2025 after a ₹4,800 crore IPO, and holds about 46 million sq ft of Grade A office space in 29 assets across six cities, which makes it one of India's largest office REITs by area. For Sattva, the REIT is a leasing income stream that sits alongside home sales and does not depend on the pace of any one launch.

2. Ask how the land is held. The project is being developed under a joint development agreement with the landowner, so ask whether your home is from the developer's share or the landowner's share and who signs your agreement.
3. Visit a completed Sattva community in North Bengaluru, such as Sattva Park Cubix, and speak to residents about construction quality and maintenance.
4. Read the K-RERA complaints and litigation entries for the project once it is registered.
